1. No Pressure Limiting Valve
The most common cause Nick finds, especially in older Brighton and Bentleigh homes. A pressure limiting valve (PLV) regulates the water pressure entering your property. Without one, mains pressure can fluctuate wildly and damages fixtures and hot water systems over time. Insurance companies have voided claims for water damage in homes without a PLV.
2. Partially Closed Stopcock
The main stopcock may have been partially closed at some point and never fully reopened. Check this first — free to fix.
3. Blocked Tap Aerators
Taps have a small mesh screen at the tip. Mineral deposits build up and restrict flow. If only one tap has low pressure, clean or replace the aerator.
4. Old Corroded Pipes
Many Bayside homes still have original galvanised steel pipes from the 1960s and 70s. These corrode internally, reducing flow throughout the house.
5. A Hidden Leak
If a pipe is leaking inside a wall or under a slab, water escapes before reaching your taps. Watch for unexplained wet patches or a rising water bill.
